CONDO LIVING

Unlike a free-standing home, owning a condo means a shared responsibility between the individual home owner and the Association.  The condo home owner is relieved from the work and worry of routine, common area maintenance.  But is also means that many decision we may have made as invidual home owners are now made collectively or though elected representatives, the Board of Trustees.

THE NEIGHBORHOOD

Canterbury Village Condo Association is comprised of 74 units/Homes in 21 buildings.  A building may have 2, 3 or 4 homes.  Green space is plentiful on our 12.234 acre property including a walking path and gazebo in the courtyard.  .56 miles of private road allow for a walk in the neighborhood with no through-traffic. All this with a number of homes directly on either the 4th or 8th fairway of the Beavercreek Golf Course. Aerial Map

WE THOUGHT A SHORT INTRODUCTION TO CANTERBURY VILLAGE ALONG WITH ANSWER TO SOME COMMON QUESTIONS WOULD BE HELPFUL TO NEW NEIGHBORS.

FINANCE:

Monthly Association Assessment (Fee):  Effective January, 2023 the monthly Association assessment per unit (home) is $300.  Services included are landscaping, snow removal, maintenance of common areas (road, building exteriors and structure – see docs), trash collection, insurance and other services as defined by the Declarations.  Effective February of 2013 the fee for late payments is $50.

The Associations complete budget history (1999 – present) as well as our capital requirements projections (reserves analysis) are available on the Owners page (log in required).  Any prospective buyer is welcome to this information at any time by contacting us at cvcondo@gmail.com.

The Association, as managed by the Board of Trustee, has established reserves (savings) so as to pay for all planned, long-term maintenance through the monthly assessment (fees).  There are no plans or expectations that one-time, special assessment will be needed.  Our reserves investment portfolio is managed so as to be compliant with our Investment Policy (pdf).

SERVICE REQUEST

The specifics are in Section 7 of the Declarations but in general, the home owner is responsible for any service or improvement to the interior of their homes.  The association is responsible for common areas such as the building structure and exterior and landscaping.

The Association utilizes the services of PA Property Managment, a professional Community Association Manager (property manager), for service or maintenance problems to common areas.  Contact information is on the Board page.

CONDO – A DEFINITION?

The Declarations are what defines the Association and our respective responsibilities as define in Ohio Revised Code Chapter 5311: Condominium Property  In the event of a conflict between CV docs and Ohio law – Ohio wins.

TRASH PICKUP

Rumpke (www.rumpke.com) is the Association trash removal vendor.  Collection is scheduled for Wednesday with these holiday exceptions (link to Rumpke web site).
