APPROVED / RECOMMENDED MATERIALS:
The following is a list of materials approved by the Association Board of Trustees. Different materials may still be used, but will require Board approval (which will be added to this list for future reference). Improvement applications are still required.
REPLACEMENT WINDOW / DOORS:
Unit (home) owner may replace/upgrade windows and doors at their own discretion. The Association’s interest is in maintaining the look, the clear separation of unit-owner-maintained and Association-maintained areas, and, if replacement is required, the quality of Association-maintained materials. The windows’ construction materials, energy ratings, and other specifications are at the homeowner’s discretion. This replacement window standard provides details and pictures. When the window fails and leaks into the building structure, causing damage, the homeowner is responsible for replacing the window. Additional details in this PDF.
ADDING WINDOW SHUTTER:
The unit owner may add decorative shutters to the small kitchen window (over the sink) on the Balmoral model. Additionally, for units with a walk-out on the lower level, shutters may be added to the windows. Utility (electric, etc) too close to the window may preclude installation. Shutter color and style must match existing shutters. Approved shutters are MidAmerica #28, Forest Green, and # 167 Bordeaux. Board approval is required. Please submit an improvement application.
STORM/ SCREEN DOOR:
Must be full-view with no bevels, colored or cut glass. The frame must be white with a brass handle and a kick plate. Multiple manufacturers and models are available at Lowe’s and Home Depot. Please indicate the manufacturer and model when submitting an improvement application.
SOLAR WINDOW FILM:
A solar window film, applied to the interior glass surface of windows and doors, can reduce the sun’s heat and help protect carpeting, fabric, and wood interior surfaces from fading. Vista Films (www.vista-films.com) part number V33BR (bronze tint) is approved as is, and 3M Scotchtint RE50NEARL (neutral/grey) is approved as is. Other films may be used, but require Board approval. Film must have a low Visible Light Reflectance (VLR) rating so as not to appear mirror-like. For example, V33BR has a VLR rating of 25%.
WALK-OUT FRENCH DOORS (REPLACE SLIDING GLASS DOOR):
White (see exterior trim color below), movement/swing: in. Blinds between glass are optional. The number of mullions/panes should match the existing windows or not be used at all. See approved Lowe’s Item # 290270: Reliabilt, 72″, Blinds Between the Glass, Steel Patio Door. For other choices, please provide the manufacturer and model number when submitting an improvement application. Approved for both patio and deck doors.
GARAGE DOOR:
The replacement door must look the same from the exterior as the existing door. Suggested vendors:
Overhead Door (www.overheaddoor.com), Classic Raised Panel w/ Stockton #1 window. Model 173, Standard Panel (uninsulated), Model 183 (insulated R7.4), Model 391, Standard Panel (insulated, R9.83).
Anderson Door (www.andersondoor.com) Raised Panel w/ Stockton window.
Panel must match exactly Sherwin-Williams SW7508, Tavern Taupe, Window trim/mullions SW7547, Sandbar.
DECK AWNING:
Retractable (motorized). Approved products: SunShelter Series from KE Durasol (www.keoutdoordesign.us/) and Eclipse from Eclipse Awning Systems (www.eclipseawning.com). Approved fabrics (Sunbrella, www.sunbrella.com): Oyster (4642), Heather Beige (4672) or Taupe (4648), Sand Graduated Stripe (4936). Other fabrics require Board approval. Awning is purchased and maintained at the Unit Owner’s expense.
DECK STAIRS:
The unit owner can add stairs to the deck, subject to these guidelines. Prior Board approval is required. Once built to this standard, the stairs are considered a limited common area (like the deck) and will be maintained by the Association.
DECK GOLF BALL PROTECTION:
For those units in the 4th fairway where errant golf balls may be a hazard, range ball netting (example) may be installed using an aluminum tube (conduit) or wood (2×2) frame so as to be inconspicuous. Frame shall be easily removable without damage to the Association property (deck)
AIR CONDITIONING REPLACEMENT
As with all electrical/mechanical and plumbing systems, it is the responsibility of the unit owner in each individual unit. The Association needs to be consulted only regarding the exterior portion of the air conditioner (compressor). Guidelines and specifications are provided here.
LANDSCAPE TRELLIS:
Approved location is the front door sidewalk median of the interior units of a 4-unit building. The unit owner may install a trellis. The Grande Trellis from New England Arbors has been approved. Once built to this standard, the stairs are considered a limited common area (like the deck) and will be maintained by the Association.
SUMP PUMP:
The sump pump is part of the mechanical systems for which the unit owner is responsible. Suggestions for checking and replacing the sump pump are offered in this note.

Replacement Deck Flooring:
Treated wood, 5×4″ x 6″, installed with exterior-rated (coated or stainless steel) screws. All parts of the decks are a limited common area and are maintained by the Association.
